- Review and establish an accurate bookkeeping system
- Set up cash or accrual basis
- Review, analyze and aid in preparing an annual budget
- Collection
- Establish a written collection of procedures with an aggressive follow-up of delinquencies
- Record Keeping
- General records and individual unit files
- Maintenance/Janitorial
- Work Order System-in written form to provide an accurate historical record of maintenance performed
- Maintenance schedules-organize daily, monthly and seasonal schedules for regular and cost saving preventatvie maintenance services
- Subcontractor listing-continually updated pool of contractors for both normal and emergency work
- Communication
- Monthly reports-include a written manager’s report, general ledger, income and expense report, delinquency report and a work order report
- Standard office hours of 9:00 AM – 5:00 PM, Monday through Friday
- Emergency services-personnel on call to arrange for “Emergency Repairs” evenings, weekends, and holidays
